Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
We wish we could hold properties for everyone, but to be fair to all applicants, rentals are offered to the most qualified applicant. We move quickly to place high-quality tenants, and we recommend you do the same. If a home feels right, apply as soon as possible to secure your spot. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property, but tenants are typically required to pay the first FULL month's rent and a security deposit prior to receiving keys. Some properties may also require last month's rent upfront. We believe in transparency, so all required move-in costs will be clearly outlined before you commit to anything. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a binding lease agreement, which is 18 years or older. Every adult occupant is required to complete an application so we can make informed, fair decisions for both our tenants and our property owners. -
Is the deposit refundable?
Yes, security deposits are refundable when the lease terms are honored and the property is returned in good condition, accounting for normal wear and tear. Deductions may apply for unpaid rent, damages beyond normal use, or cleaning fees. We handle this process with straightforward communication because we believe people deserve clarity, not surprises. -
Who needs a co-signer?
We do not accept any co-signers. -
You have a property I want to rent. How do I apply?
Applications can be submitted online, depending on the property. You will need a completed application, the application fee, and supporting documentation such as proof of income and a valid form of identification. We review applications thoroughly and select the most qualified applicant. -
How do I pay rent?
Rent can typically be paid online through a secure tenant portal, via automatic bank transfer, or by check or money order depending on the property. We make it as easy as possible to stay current because on-time payments are good for everyone. -
I want to get a pet. What should I do?
Before bringing a pet home, review your lease agreement and reach out to our team directly. Some properties welcome pets with an additional deposit or monthly pet rent, while others have breed, size, or species restrictions. Please do not skip this step. Unauthorized pets can affect your deposit and your tenancy. -
I want to move out, but my roommate wants to stay. What should I do?
Lease agreements hold all tenants jointly responsible for the full lease term, so this situation requires a thoughtful approach. The remaining tenant may need to re-qualify independently or identify an approved replacement tenant. We recommend reaching out to our team as early as possible so we can work through the right solution together. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require written notice within a specific timeframe before your move-out date. Review your lease carefully for the required notice period and submit your intent to vacate in writing before the deadline. Getting ahead of this protects your deposit and keeps the process smooth for everyone. -
Who is responsible for paying for repairs and maintenance requests?
Routine maintenance and repairs are handled by our team through a network of trusted vendors who treat every property with genuine care. Tenants may be responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channels so we can respond quickly and keep your home in excellent condition.
